North Tyneside Lettings conduct a thorough application process that includes full referencing on all tenants and guarantors. We use a reputable company to carry out full credit history checks, stability and affordability assessments including bank and employment references.
The landlord has final authority on the application approval and North Tyneside Lettings will provide you with an honest straight talking appraisal of the prospective tenant to ensure the landlord can make the appropriate decision.


On the landlord’s approval of the proposed tenant North Tyneside Lettings will ensure that all relevant paperwork such as the tenancy agreement, guarantor agreements and standing order are completed appropriately. All documentation, deposit and 1st month’s rent is paid prior to the handover of keys.

Inventories are an important aspect of any property letting and North Tyneside Lettings can provide these to any landlord.

Dependent on the level of service the landlord takes North Tyneside Lettings will notify the local council, utility companies etc of the change of tenancy and provide all relevant meter readings.

(a) Letting Fee equivalent to £400 for rentals valued up to £600pcm, £450 for rentals valued up to £700pcm and £500 for rentals valued over £700pcm.  There is no vat added.  These prices are negotiable in certain circumstances.

(b) Management Commission equivalent to 10 % of rental received ie £500 per calendar month would command a £50 management commission per month.

The Letting Fee will be payable for each agreement granted to new tenants.

(c) Preparation of Inventory

Charges for preparation of an inventory and schedule of condition are from a minimum of £80 depending on the size of the property. The Agent will be pleased to provide an estimate for the property upon request.

(d) EPC – Energy Performance Certificate £80.00 No VAT

(e) CP12 – Yearly Gas Safety Check £60.00 No VAT

(f) Sale of Property. In the event of a tenant or prospective tenant introduced by The Agent completing the purchase of the property at any time, a commission will be payable by The Owner to The Agent equivalent to one and one half per cent of the selling price.

(g) Renewal of Tenancy Agreement £40.00 No VAT

(h) Additional property visits requested by the landlord. £25.00 per visit.

(i) Annual financial statement if requested £40.00 No VAT

(j) Arranging redecoration/ refurbishment 5% of total invoice.

(j) North Tyneside Lettings has CMP.
