North Tyneside Lettings provides experienced staff to accompany you on your viewing and will not harass you with the hard sell, but we are always welcome to questions and feedback.

For propsective tenants, we provide viewings at times that suit you, whether that be on your lunch break, on an evening or weekends we will cater for your needs.


On completion of your viewing you should make an offer and stipulate any conditions of the offer. North Tyneside Lettings will liaise with the landlord regarding the offer and communicate any feedback with you directly.


North Tyneside Lettings process tenants application through our nominated referencing company who offer a fast & customer friendly experience to enable a rapid decision.


Once the landlord has approved your application we begin the legal and administrative tasks we must complete such as signing of the tenancy agreement and setting up the standing order. Once again our experienced staff will simplify this process and lead you through the process whilst answering any questions you may have.

All monies must be paid and cleared in the Roost client account prior to the handover of keys; such fees will include application fee, deposit, and first month’s rent.


On the landlord’s approval of the proposed tenant North Tyneside Lettings will ensure that all relevant paperwork such as the tenancy agreement, guarantor agreements and standing order are completed appropriately. All documentation, deposit and 1st month’s rent is paid prior to the handover of keys.

Dependent on the level of service the landlord takes North Tyneside Lettings will notify the local council, utility companies etc of the change of tenancy and provide all relevant meter readings.
There are no administration fees when making an application for one of our properties, you will be required to pay a deposit of £100 per property. The deposit is refundable at the beginning of the tenancy and will be deducted from move in costs.  This is as a holding deposit in order to secure the property, whilst the references are obtained.  The holding deposit can be paid as cash or bank transfer. This is non- refundable should you change your mind and not proceed with the tenancy or provide false and misleading information which reasonably affects your decision to let the property.

When the tenancy agreement is signed, you will be required to pay the first month’s rent in advance and a deposit bond which is the equivalent of one month’s rent. These monies must be paid by cash or bank transfer. Deposit bonds are transferred into the Deposit Protection Scheme.

We will undertake referencing on all applicants wishing to reside in the property. On some occasions where personal circumstances dictate, it may be necessary for a guarantor to be referenced to safeguard the tenancy. We will request that additional relevant forms are completed.  We work strictly in line with the Data Protection Act and all information will be treated in the strictest confidence.

The application process can take several days. Unfortunately we cannot guarantee an exact move in date on accepting an application, however we will endeavour to accommodate a preferred date wherever possible.

The tenancy would normally be for an initial period of 6 months. It is an Assured Shorthold Tenancy.

Some landlords will not accept tenants who are in receipt of benefit, or with pets, smokers or children please check before applying.
